Specific modification of the Premià de Mar Municipal Urban Planning Plan in the area of the unconsolidated urban sector "Triginer - Metalogènia".

The area Triginer - Metallogenia object is organized on the basis of the main objectives previously set out and following the objectives of the updated POUM according to the current requirements of the municipality.

Regarding the road system, the modification proposes to order the new program planned for the Torrent de Can Malet road axis, optimizing the reserve and functionality of this system in order to gain a greater reserve of free spaces and areas of soft urbanization and permeable

The system of free spaces and equipment is increased. The first ones are considered preserving the large reserve of public space provided for in the POUM, although its dimension is increased, with the aim of guaranteeing a gentle transition between the urban land and the non-developable land of the neighboring municipality of Masnou. The latter materialized through the transfer of Can Malet, a farmhouse included in the Municipality's Catalog of Protected Assets.

Finally, the modification proposes a change in the arrangement and uses foreseen by the current planning, making possible the development of the area from an economic viability point of view, but also favoring a permeable implantation model in continuity with the fabric existing favoring the transition with non-developable land. At the same time, the planned arrangement provides for 1,517m² of private land with public land use, increasing quantitatively and qualitatively the reserve of free spaces, promoting the cohesion and permeability of the planned arrangement with the consolidated fabric, strengthening parallel connections to the axis of the coast.
